These Terms of Service ("Terms") govern all public use of Studio Cowork LLC’s premises and services, including but not limited to day passes, meeting room reservations, and studio space rentals. You agree to abide by these Terms by (a) booking or using services at Studio Cowork or (b) entering the Facility operated by Studio Cowork.

Definitions:

• Studio Cowork LLC ("Studio Cowork", "We", "Us", or "Our") refers to the service provider and facility operator.

• “You” or “User” refers to any individual, company, or entity who reserves, rents, or otherwise uses space or services offered publicly by Studio Cowork.

• “Facility” refers to the physical premises at 440 3rd St, Ste 201A, Baton Rouge, LA 70802.

• “Services” refer to publicly accessible rentals, day passes, meeting rooms, studio space, and related access.

Services Provided:

• Temporary, non-exclusive access to designated Facility areas during your reserved time.

• Use of furnishings, Wi-Fi, heat/air, and other amenities during scheduled bookings.

• Access to shared restrooms and common areas.

Payments and Refunds:

• All bookings and services must be prepaid through our online system or by arrangement.

• All sales are final. Refunds will not be provided except at Studio Cowork’s sole discretion for cancellations due to force majeure or facility closure.

• Late arrival or no-shows do not entitle the user to extended time or refunds.

Use of Space:

• You are responsible for leaving the Facility in the condition you found it.

• You may not remove furniture, equipment, or fixtures.

• No signage or promotional materials may be placed in or around the Facility without prior written approval.

• You agree not to access areas not included in your booking or reservation.

Facility Rules:

• You must comply with all Facility Rules posted on-site, provided electronically, or available to the public on our website.

• Noise levels must be appropriate for a shared professional environment.

• No smoking, illegal activity, or disruptive behavior is permitted.

• Individuals under the age of eighteen (18) must be supervised at all times.

Guests:

• All guests must be accompanied by the reserving User and are the responsibility of the User.

• You are liable for any damage or violations caused by your guests.

Internet Use:

• We provide shared internet access, but we do not guarantee uptime or security.

• Users are responsible for securing their data and devices.

• No illegal downloads or disruptive internet usage is permitted.

Liability and Insurance:

• Studio Cowork is not liable for loss, theft, or damage of your personal property.

• You are encouraged to maintain personal property insurance.

• Studio Cowork is not liable for any injury, loss, or damage resulting from use of the Facility, except in cases of gross negligence or intentional misconduct.

Indemnification: You agree to indemnify and hold harmless Studio Cowork and its employees, agents, and affiliates from any claims, damages, or losses resulting from your use of the Facility or Services.

Force Majeure: Studio Cowork is not responsible for any failure or delay in performance due to causes beyond its reasonable control, including weather, power outages, health emergencies, or governmental actions.

Governing Law: These Terms shall be governed by the laws of the State of Louisiana. Any disputes shall be brought exclusively in the courts of East Baton Rouge Parish. You waive the right to a jury trial.

Severability: If any provision of these Terms is found unenforceable, the remainder will remain in full effect.

No Lease or Tenancy: Nothing in these Terms shall be construed as creating a lease, tenancy, or other real estate interest.

Amendments: Studio Cowork reserves the right to update these Terms at any time. The most current version will always be available on our website and will apply to all future use of our services.

Acceptance: By proceeding with a booking or entering the Facility, you acknowledge that you have read, understood, and agree to these Terms of Service.
